Apart from giving your driveway or parking lot a smooth, maintained, black in color appearance that is attractive and communicates to neighbors and customers that you take pride in your property, it also seals your surfaces to prevent water, petroleum spills and harmful elements, such as salt, from deteriorating the look and function of your asphalt. Repairing cracks in the asphalt FIRST takes this a step further by strengthening the bottom layer of your asphalt surface, thereby, preventing deeper water penetration and giving the top sealcoating layer the ability to protect your surfaces longer.

Yes, we offer a variety of Paving options for Residential Driveways and Commercial Parking Lots to suit your needs, including Full Replacements. This is a two phase process, where Phase 1 includes the Excavation of your current surface (approx 12” of dig), application of Crusher run (approx 8” in depth) and Binder (approx 2.5-3” in depth) THEN Phase 2 (occurring approx 1 year later) which includes the Application of Top coat with type 7 asphalt (approx 1.5-2” thick) & Cut outs or Repairs as needed. In addition to the two phases mentioned herein, we also provide Milling down of existing surfaces as necessary for Commercial lots. 

Approximately a year following your Paving job, we’d be happy to provide an estimate to apply our high quality Sealcoating materials to ensure the protection and curb appeal of your newly installed driveway or lot.

Yes, we provide Paving, Asphalt Crack Fill and Repair, Sealcoating, and parking lot Striping for commercial properties.

With every FREE Estimate, you will be provided with your project measurements, a list of services required to complete the job according to your specifications and our quality standards, the price for all services listed, and the estimated time it will take to complete the scope of work.

We use high-quality commercial grade asphalt materials for our sealcoating projects to ensure durability and longevity.

We use the best products available to us, we use ample product to cover the specifications of the job without skimping, we do NOT water down our products as others may do, we use a specific brush technique to enhance the adhesion of sprayed product to your asphalt surface, and the owner of MID-STATE SEALCOATING personally inspects each job.

When oil stains are severe, they can be a major problem on sealed asphalt, as they penetrate the surface and cause lasting damage.  For best results, we recommend cleaning  your driveway with a degreaser prior to scheduling our sealcoating service.  For smaller oil stains, we'd be happy to apply an oil spot primer for you at an additional cost.  Ask us about the fee during your FREE Estimate.

You do not have to be present while we work on your project, but you should park any vehicles on the street or move items from your drive to your lawn.  We prefer to be paid in full at the completion of our work, however, we can invoice you if you desire.  You'll need to wait 48 hours before walking or driving onto the asphalt surface after sealing.  If you have any issues after our workers leave, please give us a call so that we can address your concerns immediately.

As some detergents can interfere with the sealcoat bonding process, it is recommended to wait  3-4  days before washing your car on a newly sealed asphalt surface. For this reason, it is also recommended to use a cleaner that is absent of silicone.

We will always strive to quote the best possible price for the quality of workmanship we provide on any job, however, if you have specific budget constraints, please let us know so that we can tailor the services for your project to achieve the best possible results with the resources you have available to you.

A member of our crew will collect payment via cash or check in person on the day the job is completed. If paying with credit or debit card, you'll need to provide that information to Tim or the Office Manager over the phone. If you require an invoice with delayed payment (typical of Commercial contracts), please let us know so that we can accommodate you.
